Problem & Risk Analysis

Why this work fails — and how Fadom prevents it.

Brick is a 100-year material. When a wall fails early it is almost never the brick itself — it is a mortar mismatch, a corroded steel lintel, a missing weep, or a moisture detail upstream. Fadom Construction's restoration scope starts with diagnosing that actual failure path before a single joint is cut.

We replace spalled, frost-damaged and impact-damaged brick with units matched from heritage salvage yards or current production runs, and repoint with mortar tinted on site to match the original joint. Soft heritage clay brick gets a lime-rich Type N or Type O mortar; modern hard-fired brick gets Type S — the spec is matched to the brick, not the contractor's habit.

Every project is documented before, during and after, and delivered with a written workmanship statement — important for insurance claims, condo reserve-fund records, and heritage property files. References available across Toronto, Mississauga, Oakville and Burlington.

Technical Service Breakdown

Brick Restoration Scope

Spalled & Frost-Damaged Unit Replacement

Individual failed brick are mechanically cut out without disturbing neighbouring units, the cavity is cleaned and primed, and matched replacement brick is bedded in the correct mortar — so the repair disappears into the wall instead of patching as an obvious scar.

Steel Lintel Cut-Out & Re-Bed

Corroded, undersized or sagging steel lintels are temporarily shored, cut out, and replaced with correctly sized galvanized angle or pre-cast concrete — preserving the brick courses above and eliminating the root cause of the wall's deflection.

Heritage Repointing with Lime Mortar

Pre-1940 heritage walls get a lime-rich Type N or Type O mortar matched to the original — using Portland Type S on soft heritage brick will shear the brick face within five winters and is the most common cause of premature wall failure.

Code Compliance

Ontario Code Compliance & GTA Freeze-Thaw Performance

All restoration work conforms to CSA A371 (Masonry Construction for Buildings) and the relevant sections of Ontario Building Code Part 9.20. Mortar is specified per CSA A179 — Type N (750 psi) for soft heritage clay brick, Type S (1800 psi) for modern hard-fired units, and lime mortars (NHL 3.5–5) for pre-1940 walls. The 40–55 annual freeze-thaw cycles seen across the GTA make mortar-to-brick hardness matching essential — a Portland-heavy mortar on soft heritage brick shears the brick face inside five winters.
